Central Park (west flank) is an office building in Utrecht.
We have been commissioned for this project by Bouwcombinatie Westflank Noord V.O.F. We use BIM with various construction partners to carry out this project.
Total GFA: 31 596 m2
Architect: Group A
Constructor: Van der Vorm
Installations: Huygen
Building physics: Peutz BV
Ambition BREEAM – NL Score: Excellent, score of> 75% (expected)
This is a 90-meter high office building with a fantastic park of 45 meters. Central Park has 23 floors and an average floor area of 1,300 m2. The project began in 2019 and will be completed in 2022. Â
Construction is taking place in two areas of the building site: the office tower and the future parking garage. There will be approximately 535 car parking spaces and 1100 bicycle parking spaces. The spaces are completely concealed below ground level and surrounding buildings to give pedestrians adequate walking space.
The BIM is managed centrally at Bouwcombinatie Westflank Noord V.O.F. The various aspect models have been made available to the various construction partners with  DocStream (information management). Verification & validation took place every two weeks at Bouwcombinatie Westflank Noord V.O.F.
One of the problems I encountered while inserting the various models was the workability in terms of speed. As the project progresses, the level of detail of the models increases, which impacts working speed.
Having the IFC models cleaned up by an IFC optimizer without losing crucial information has significantly improved workability. Interaction and communication remain important spearheads in the realization of these types of intensive projects.
Sharing models without thinking twice and hoping for the best would not be a good idea here. We used model exchange based on IFC with the BIM Basic Information Delivery Manual (IDM) as a starting point. Communication is based on BCF.
