The “El Ensueño” commercial center, actually in its building phase, is a mall with an approximate area of 130,000 m2, two commercial levels, an event terrace and two parking lots in the basement. For its size and the dimension of the structure, the development of 8 concrete buildings and 15 metallic covers has been set up to cover the atriums and spaces generated within the architectural project. The integration of BIM technology is fundamental to detect interferences between the design specialties (architects, structures and network) and also to accelerate the identification of inconveniences in the building and operating phases due to the use of precast structures for the construction and the integration of the steel structures in the concrete structures. Tekla has been implemented for the development of the steel covers of the projects and for the element in conformity with the schedule. These designs have been integrated with the concrete elements also created in BIM to obtain a complete structure of the mall.
Special challenges
The simultaneous work in the BIM models has been an important challenge. It was necessary to link the use of Revit for the development of the concrete structure and its posterior integration with the elements modeled with Tekla.
It has also been important to count on the coordination for the execution of the construction that allowed identification of the localization of the concrete precast (beam coffins, double beam) and the elements that form the cover.
What made the project successful
The coordination and adoption of BIM technology has been differentiating and a success factor in this project. It permitted the easy dialog between the professionals who participated in it. It also permitted the implementation of a sequence of checks and controls from the design phases through to the construction, enabling the elimination of reprocessing in the building, design and planning phases.
