The Gold View Apartment, owned by TNR Holdings Vietnam, is located at Ben Van Don Street, District 4, Ho Chi Minh City. This is the most beautiful road in District 4. It connects arterial roads within the area and downtown is only a 5 minute drive away. In an area where vacant land is extremely scarce, the Gold View with 2 27 & 33 storey blocks full of service facilities ranging from eating, resting and relaxing to healthcare, is of a different level of sophistication to other apartments in the region. In particular, the project has an impressive view right across the Saigon River. Started in April 2015, this project is expected to be completed after 28 months. As a Design & Build Contractor of Gold View, this was the first project COTECCONS has used Tekla solutions for after going through a six-month training at HSD Vietnam, a Tekla solutions reseller in Vietnam.
Although the process of creating a BIM model for the first time was time-consuming (Coteccons modeled from 2D drawings to 3D, coordinated and revised their 3D model weekly), the use of BIM software helped their designers overcome obstacles resulting from traditional methods. Encouraging their partners to implement design using BIM model from the intitial phase was the best way to reduce time in remodeling, change management and communication management. Moreover, they recommended that their partners concentrate their efforts in using Tekla 3D Field (Trimble Connect) and expanded it through all systems to improve the collaboration among the project teams. This project being the first time the BIM model was in use, most of the time was spent on improving communications to prepare the site engineers who would eventually inherit truly constructible models. Regular updates on project status and quantity from the site back to BIM models were necessary. Having communicated with site engineers and good preparations such as ready templates, modeling guidelines and communication agreements among project stakeholders were the points of success to enhance collaboration and, ultimately, benefit all project stakeholders.
Coteccons has realized that BIM is a better way of information modeling that helps manage project information, communication and more - and they have demonstrated its superiority over traditional methods, especially when they could identify and reduce uncertain risks before going to the site.
