Polyfunkční soubor Modřanský Cukrovar – Budova B, which will be located on Komořanská Street in the local part of Prague 12, was designed with the best BIM technology.
The client Skanska Reality chose the world-famous architectural studio, Chybík & Kryštof, for the architectural design, which gave the building a distinctive character.
AED Project was chosen for construction and processed the entire project in Revit software. Static Point was selected as the contractor and performed the overall static assessment of the building. APF Design was chosen as the contractor of the structural reinforced concrete structure and to draw documents using Tekla Structures.
The set of commercial buildings is divided into several separate units. Building B was separated into five dilatation units. From a structural point of view, the building’s monolithic reinforced concrete skeleton was chosen for both vertical and horizontal structures.
The building is in a sloping terrain which has shaped its distinctive character. The building has a total of seven floors, two underground and five overhead floors. The underground floors in the second and third dilatations will be parking lots. The first and fifth dilatations will house a parking lot and living spaces. The first floor of the second, third, and fourth dilatations are made for the business units, while other upper spaces are intended for living areas and walking terraces.
At the request of the client, all the foundation desks and ceiling slabs of the garage parking places and terraces were designed in the slope, both from the lower and from the upper part. Due to its atypical use, this building consists of foundation slabs of three thicknesses, 250, 300, and 360 mm.
BIM made it possible to manage the reinforcement and interconnection of various boards accurately and efficiently. Ceiling panels and terraces are designed in thicknesses of 250 and 300 mm. All roof terrace slabs are designed to be green and walkable. The Upper surface of the loggias are designed to slope, while the lower edge is designed to be in a horizontal position. The parking lots and business units are dominated by massive columns with a width up to 1050 mm. These columns are the main supporting structure of the inner walking area.
Due to the nature of the reinforced structure, the thickness of the vertical load-bearing structures changed. There are five wall thicknesses throughout the project. Using Tekla made it possible to effectively reinforce these transitions and connect all reinforcements accurately and efficiently.
This connection was made by creping the reinforcements. Edging reinforcements around the openings were also designed between the floors with the creping system. The 3D model helped us solve the individual arrangement of reinforcement inside the wall structures.
Due to the size of the project and its geometric specifications, Tekla Structures proved to be the right choice. More than 1,300 drawings of reinforcement concrete parts were created for the project. The software enabled not only the efficient design of the structure but also the reinforcement of complicated geometry and a very fast generation of drawing documentation. Construction work will be carried out by Skanska in 2022.
