Commissioned by developer MS Schippers, Willy Naessens Netherlands has realized a new production hall in Hapert.
Willy Naessens Netherlands has realized a new head office, distribution center, and parking deck in Hapert on behalf of SchipVast, the real estate branch of the company MS Schippers. With a total area of approximately 47,500 m², it is one of the largest projects that Willy Naessens Netherlands has realized.
MS Schippers is a total supplier for professional livestock farming. In the new production halls and the warehouse (approx. 38,000 m²), the storage and total distribution of incoming and outgoing goods are taken care of. The warehouse will, among other things, be equipped with an advanced and automated order picking system. Three PGS hall sections will also be realized for the storage of hazardous substances and goods. We have installed liquid-resistant concrete floors and concrete walls and doors in these areas. All floors, inner and outer walls, and the roof of the PGS hall parts are made of concrete for fire safety reasons. On the facade side, the hall parts are covered with sandwich panels. The other hall spaces serve as dry storage halls and are constructed with steel columns and a steel deck.
We conceived and designed the construction in-house and in close consultation with our client. Because of the short lead time, a hybrid construction was chosen, in which prefab concrete and steel are cleverly combined. This makes it possible to build not only faster but also considerably lighter. The new building fits Willy Naessens Netherlands like a glove. From concrete to masonry, connections, and details, all our expertise is extensively covered in this project.
No piling work is required in this area. We could build its foundation mostly on steel. For the realization of the industrial halls and the warehouse, we placed large footings, set columns, and built a Willy Naessens concrete structure. Some of the offices will be integrated in the industrial halls and connected to the new office building by an atrium (total: approximately 10,000 m²). The office building includes a spacious showroom and presentation rooms. It will be built above the extinguishing pond of the ‘Kempisch’ Business Park. This maximizes the use of the available space. To make the construction possible, we pumped out the extinguishing pond, applied foundation piles and prefab columns, and created a cantilevered ground-floor deck. We then placed our scaffold and let the pond fill up again, after which the superstructure followed. The inside of the office building is completely made of concrete, but the exterior consists of brickwork.
The loft’s appearance was chosen in consultation with MS Schippers. The concrete structure remains visible as much as possible. Because concrete always has a visible side and a pouring side, we consciously looked at the placement of the elements. In addition, we have applied monolithic floors. In combination with galvanized stairs and fencing, a robust, industrial appearance is guaranteed.
Merging all these different disciplines through an IFC model meant the project was both beautiful and challenging. At Willy Naessens, we have merged and checked everything through the IFC exchange, and every subcontractor worked in 3D. We also produced the architectural details from these IFC files, so we had an insight into who does which work and in what order. Adopting this way of working greatly enhanced work on the construction site and was indispensable for this project.
We used Tekla to generate our mount order. See the MP4 files to see how this works. Based on the video, we generate lists and manage our factories so everyone knows when an element should be delivered and mounted. This gives us the advantage of managing our subcontractors and planning accurately.
