Nieuw Bergen, a redevelopment of the area around Deken van Somerenstraat in Eindhoven, adds 3,200 m2 of green space to the city center. Stam + De Koning Bouw, in collaboration with developer SDK Vastgoed (both part of VolkerWessels), is undertaking the construction of this challenging inner-city project.
For this project, two existing buildings are renovated, and five new buildings are constructed, including an underground parking garage. These seven buildings will comprise five commercial spaces and 237 residences—both for rent and for sale—catering to various demographics along with diverse public functions.
The unique design was created by the international architectural firm MVRDV and technically executed by Inbo engineers. One of the most notable aspects of the design is the sloping roofs covered with greenery (vegetation) and PV panels, which add not only aesthetic value but also contribute to the sustainability of the project. The angled cuts allow for maximum sunlight penetration, giving the area an open and vibrant character.
The Project Management System
A project like Nieuw Bergen involves a vast amount of project information. To ensure the project runs smoothly, it's essential to maintain control over this project information. Therefore, Stam + De Koning utilizes Trimble Connect as the Project Management System (PMS), enabling all involved project partners to collaborate and communicate around a single digital project dossier. Project information (documents, drawings, and IFC models) is exchanged and stored "in the cloud,” allowing access to the current project information anytime, anywhere via the desktop app, browser, or mobile app on a tablet or smartphone.
Integrated collaboration with OpenBIM
Within the Nieuw Bergen project, we collaborate integrally based on OpenBIM. Project parties can choose the software that best suits their own process as long as good IFC models can be created. Stam + De Koning merged all aspect models into one integral coordination model, which now consists of more than 250 IFC models from 30 different project partners.
Engineering of the steel roof structures
One of the most complex challenges in the Nieuw Bergen project is the engineering of the sloping roofs consisting of a steel roof structure with wooden roof elements. Project partner Ferross Staalbouw has fully detailed this steel structure in Tekla Structures and then exported it to IFC. This enables Stam + De Koning to coordinate the steel structures integrally with other aspect models, ultimately ensuring a perfect fit during assembly. It's a remarkable piece of engineering.
Construction site to BIM
Leading up to the execution of this complex, inner-city project, Stam + De Koning has fully detailed the construction site design in 3D using SketchUp, utilizing available design models and public GIS data as underlays. This construction site model has been used to make the focal points during the realization phase visible in advance for residents, the municipality, and the construction team. This includes construction logistics, construction safety, and positioning of the tower cranes. Thanks to export capabilities to IFC and PDF via SketchUp Layout, project information is accessible to everyone.
BIM on the construction site
By smartly utilizing predefined views in Trimble Connect, coordination models can be accessed on the construction site via smartphone or tablet. Since the project spans a large area, a BIM container has been set up centrally on the construction site with a presentation screen and a desktop computer where the site manager and construction personnel can access these models and drawings via Trimble Connect. This eliminates the need for a long walk to the site office. Trimble Connect AR adds a new dimension to quality control processes on-site. Concrete walls and installations are checked using AR, and the correct execution of buyer options is also verified through this method.
