The Santa Tereza 2A Project is located in Aracaju, the capital of the state of Sergipe in Brazil. This region has a wide range of projects that use the On-Site Reinforced Concrete Wall typology (INLOCO).
This is a system that offers advantages in terms of efficiency, speed and savings. In it, the structure and seal are formed by a single element cast in situ in concrete and internal walls in Drywall.
About the project
The development has an area of 12,414.87 sq m and consists of four residential towers totaling approximately 5,190 sq m per tower.
Each tower has:
- Ten floors (T+9) containing eight apartments per floor, a total of 320 apartments.
- A tower with apartments adaptable for PWDs.
- Compatibility of 3D projects.
Challenges and success factors
At the beginning of the project, the guidelines and planning for the delivery of project documentation and 3D models were discussed, which will be essential for the compatibility (Open BIM) of all disciplines involved.
After several meetings regarding the 3D models, we delivered them following the requirements made by the client, which were:
- Follow the 'BIM Execution Plan' (BEP).
- Per-element modeling guidelines.
- Shared Coordinates.
- Insert element information, such as area and shape, according to the material provided.
In addition to the modeling parameters, we have a team of experienced and renowned calculators to carry out the detailing of the towers, bringing savings and efficiency, always valuing the safety and durability of the project based on the current standards of the construction system (NBR 16055).
The success of this project is due to the team's dedication to overcoming the challenges encountered during the development process, ensuring the completion and delivery of detailed and clear documentation to the client. Furthermore, with the 3D model, it was possible to demonstrate the information required by the client, thus bringing precise compatibility and avoiding errors and waste in the work.
Benefits of using BIM and Tekla
Without the use of Tekla Structures and Trimble Connect, the Santa Tereza 2A project would not have been successful. Tekla's tools were essential for Open BIM and meeting the client's requirements.
As one example of the project's success, we learned that the "Organizer" tool is not just for preliminary consultations. With it, you can create UDA variables (for example, the work element ID) and formulas (for example, shape area).
With this, we can generate the IFC of the model with the variables and formulas created in the "Organizer”, requested by the client, providing the client with a 100% faithful model, facilitating model compatibility and obtaining more accurate quantities.
